Q. How do I start?

Call Margaret to talk about your Wish List for a home in Colorado. I’ll ask about your plans, interests, and price range. I’ll want to know if you prefer convenience or privacy; a fixer-upper or new construction; and other general information. We'll send you the best options as often as you want, and preview homes so we're ready to show you the best of the best when we start our tour of the Evergreen area. 

Q. How long does it take?

Understanding your needs and expectations is a very important process in finding the right home for you. Completing the “Buyer’s Wish List” is very helpful to me. If I have been listening closely, I should be able to show you all the homes that fit your interests quickly. We can move to closing in as quickly as 7-10 days depending on your schedule, financing, and availability.

 Q. Who does Margaret represent--the buyer or the seller?

There are three relationships I may have with buyers and sellers. I recommend you allow me to represent you as a Buyer’s Representative, but the choice is yours. 

 Q. How do we get the best price? 

It is important that you work with a representative that is knowledgeable and experienced in the market. If they are familiar with the homes on the market and they know neighborhood values, they can help you determine which properties are fairly priced and in good condition before you start your search. I work exclusively in the foothills area, so I know the territory better than anyone. 
 
Q. How do we arrange financing?
We’ll put you in touch with a number of Evergreen-based mortgage brokers. They can usually “qualify” you for a loan within minutes over the telephone.
  

Q. What about earnest money? 

Offers are usually presented with a 1%-2% deposit in our market.
  

Q. When can we close? 

Most contracts close within about 30 days after execution. It’s possible to close as quickly as in a week or as long as 60 days (or even longer) if the seller agrees.
  

Q. How much are closing costs? 

As a rule of thumb, you can expect about 1% o the purchase price plus whatever loan fees are charged for miscellaneous closing costs. Lenders are required by law to provide you with a Good Faith Estimate of anticipated closing costs when you apply for your financing. We will review your final figures with you before you go into closing.
 
Q. Can we close our purchase from a distance? 
Absolutely. Title companies like to have at least 3 business days to overnight packages to and from you.  We just need to know well in advance.
