Residential Investments

Rising foreclosures have turned Owners into Renters. They still have income, still need a place to live -- they just can't qualify like they could 2-3 years ago.

This may be the perfect market for purchasing an investment property. Here are some tips to keep in mind.

· Plan on putting down 20% - this helps determine what you can afford.

· Start Local - check the paper for average rental rates in the neighborhoods you've targeted. Visit those properties.

· Be selective. If you are handy then pick a fixer upper. If not, select a property that is move-in ready.

· Maintenance Issues. You want to maintain the value of your investment property. A single family home will require lawn mowing, exterior up-keep, a new roof??? If you purchase a condo or townhome where an HOA exists, you'll have an organization to handle maintenance, but a monthly fee.

· Development and Improvements in the area. Watch the paper and talk to the neighbors in the area to find out what improvements are planned that may brighten up the future of an area.

· Universities are magnets for short term renters. Anything within a 1-2 mile radius of a university will likely stay rented. Try to keep the bedrooms to 2 and baths to 2 or less. This will discourage families with children that may be too hard on your newly acquired property.

Commercial Investments

Commercial real estate may be a great investment for you also. Commercial lenders will want 25% down and interest rates will be higher.

Commercial Investments can include investing in a Real Estate Investment Trust (REIT), or an LLC that develops retail centers, or purchasing a building or commercial condo that you'll have to rent to a tenant. These properties are generally ranked by a Capitalization Rate (CAP Rate) that helps an investor determine term and rate of return.
