Real Estate Market Update
You may have heard me say that we are experiencing 2005 values in the Evergreen area. Here is some information to flesh out the statistics of Evergreen's real estate market from Metrolist, the Denver area MLS
- In 2005, there were 924 single family homes sold and 39 attached units sold. In 2009 there were 535 single family homes sold and 33 attached units sold. Overall that's a reduction of about 42% in the total number of sales.
- The Average Price of home sales has not increased noticeably since 2005. in fact, certain market areas have gone down. Here is a comparison of 2005 Average Prices compared to 2009 average prices for Single Family homes.
- Mountain Evergreen North. $534,831 vs. 503,713
- Mountain Evergreen South. $412,079 vs. $343,352
- Mountain Conifer Pine. $360,468 vs. $352,404.
There are several possible reasons for this decrease in Average Sales Price. 1) Bank-owned sales and short sales (about 20%) have pushed values down.
2) First-time buyers spurred on by Home Buyer Tax Credit Programs have increased the number of sales of lower priced homes, therefore reducing the Average Sales Price.
There is another reason
The reluctance of sellers to even enter the market. Many realtors in the area agree that the inventory of homes available is substantially less than buyer demand.
Those willing to enter the market are finding happy results. There are 82 homes Under Contract currently, nearly 50% increase over 4th Quarter 2009. The Ratio of Listing Price to Selling Price is creeping up too.
So take the leap into the market. Buyers are looking. Are you ready to sell?

Case-Shiller Indices Up for Denver
The Denver metro's housing market ended last year with a 1.2 percent year-over-year gain, the best showing in 2009, according to the closely watched S&P/Case-Shiller Home Price Indices released this week.
This news put December, 09 Denver activity in 5th place behind Dallas, San Diego, Washington DC, and San Francisco. Las Vegas, by contrast, showed a 20.6% drop over last December's statistics.
Real estate officials said the jump is a good sign that the Denver housing market is on the road to recovery. It was only the second time that Denver was in positive territory in 2009 from the same month in 2008l In November, the one-year change was +.05%
